The homeowner’s west-facing living room hit 84 degrees by 3 PM in July despite the AC running continuously. Our thermal reading showed an 8-degree differential between the window wall and the interior hallway. We specified ECO Window Systems double-hungs with Cardinal LoE-366 glazing, which carries a documented SHGC of 0.19 and a U-factor of 0.27. The measured survey showed the rough openings were out of square by up to 1/4 inch, so we ordered custom-sized units rather than standard and absorbed the difference into the original written price. Post-install thermal readings showed a 2-degree differential. The homeowner’s FPL bill dropped 23% the following August.
Impact Garage Door Conversion, Lantana Shores
The existing door was a 24-gauge non-rated steel panel with no wind load documentation, which meant the homeowner couldn’t get a wind mitigation credit on their insurance and was exposed on the gable end of the structure. We specified a ViewLux impact-rated garage door with 14-gauge track, reinforced struts at 24-inch centers, and Miami-Dade Notice of Acceptance documentation. The written scope included the door, the track replacement, the spring recalibration for the additional 47 lbs of door weight, and the permit pull. We passed inspection on the first visit. Custom Geometric Window, Hypoluxo
A previous contractor had removed a leaking rectangular window and boarded the trapezoid opening, leaving the interior wall exposed for eleven months. The rough opening measured 48 inches at the head, 34 inches at the sill, and 60 inches on the rake - dimensions no standard unit would fit. We field-verified the sightline three times, ordered a CGI custom trapezoid with impact-rated laminated glass and a factory-applied bronze Kynar finish to match the home’s existing CGI casements. The written price included the custom unit, the marine-grade aluminum trim wrap, and the interior drywall repair to the rake ceiling. The photo record shows the sightline measurement, the factory label with the custom order number, and the finished interior with no visible fastener heads.
Front Entry Door Replacement, Lantana
The original steel door had delaminated at the lock stile, rusted through at the threshold, and allowed water to pool in the subfloor during every easterly storm. We found the subfloor had rotted 18 inches back from the threshold and the jack studs were soft to a probe. The written scope included the Therma-Tru fiberglass door slab, the composite jamb system, the adjustable composite threshold with a 1-inch adjustment range, the sistered jack studs, and the new subfloor section. We pulled the permit, passed rough and final inspections, and the photo record shows the sistered framing, the door label with the fire rating, and the threshold set to 3/4 inch compression against the sweep. The homeowner received the measured survey, the written scope, and the inspection sign-off card.
